HIPs are abolished, what next for the UK housing market

The new coalition government of the UK have decided enough is enough and suspended use of the Home Information Packs (HIPs) by home sellers.

There was a lot of skepticism when the HIPs were made law back in 2007.  It was very confusing as on the one hand you had home sellers paying upfront several hundred pounds for these Home Information Packs with no guarantee of being able to sell their home; whilst on the other hand potential property buyers ended up gathering the same information to satisfy the requirements of their mortgage lender.  It appears that common sense has now prevailed. 

So what next for the UK housing market?  Well, it means that sellers don’t have to pay upfront for these packs and it enables them to test the market without this extra cost.  The National Association of Estate Agents are happy with the decision; however the biggest beneficiaries should be the private house sale websites.  It should be encouraging news not only the existing property listing websites, but also potential new entrants to the arena giving consumers a wider range of choice something that has been championed of late by the Office of Fair Trading (OFT).  It may also allow potential house sellers to try out an alternative approach to the traditional estate agents.

The hope is that the removal of the HIPs will not only get rid of needless red tape bureaucracy, but will now help to kick-start the housing market.

Take a leap of faith with a Private Property Listing

There appears to be a leap of faith when you consider listing your UK property privately.  A myriad of questions need answering, the first one being why would you upload your own property listing?

There are a variety of Property Listings available to those looking at posting an advert whether letting or selling privately in the UK. Offline UK property owners or those seeking property to rent can, for example, post adverts in local newspapers, produce their own flyers or list their details in shop windows.  Online there are many different websites offering to list properties.  It is worthwhile investigating the various options available.

Where possible all property owners, whether they are UK property landlords looking at letting their UK property or individuals looking at a potential sale, should test the market via the online listing your property privately route.  Why wouldn’t you, especially if there is the free property listing options available!  Yes it may cost you a bit of time in research and submitting a property listing, however the benefits could be a huge saving in potential fees had they followed the estate agency route. 

You will have to spend some time reviewing the different options available.  One the one hand some of the UK private property websites may require a fair amount of detail about the property whilst on the other will be those that display teaser UK property adverts. Some will charge upfront fees, whilst others, like ourselves, will only charge for each property enquiry you choose to receive.  There are also websites that will offer a completely free service. 

It’s extremely important that you do your research before you decide upon the  property listing service that suits your needs.  Either way, it is worth testing the market whether you are looking to sell or let your property in the UK as it could ultimately help to save you money.  Now that’s got to be a good thing.

Do Your Research before Listing Your Property Privately

Online there are many different websites offering to list properties.

It is worthwhile investigating the various options available. Online there are some websites which may require a fair amount of detail if you have a property you are wanting to rent out. At the other end of the spectrum will be those that display teaser property adverts. The cost of listing will vary. Some will charge upfront fees, whilst others, like ourselves, will only charge for property enquiries. There are also websites that will offer a completely free service. However, it’s extremely important that you do your research before you decide the right property listing service for you. Things to consider before listing your property are:

- Will your contact details be displayed on the website to would be tenants?
- What will the websites do to try and attract potential tenants to your property advert?
- Has the website been recommended?

There will different approaches from the online offerings. Just be prepared to do your homework!

Alternately if you have decided that it appears to be too much work you can always opt to use an Estate Agent, however remember that with this approach there will tend to be larger fees involved.

If you are considering renting your property there are many choices available; from the Estate Agent route through to the DIY option. We came up with the concept to pay for property leads several years ago. As a fledgling concept it was fantastic for Moving Soon to get recognition from Web User Magazine back in 2007.

You can pay upfront for advertising your property to rent privately, but there is no guarantee on a return for your investment i.e. people responding to your listing. We’ve had first hand experience of this, so it’s interesting to see that even some of the bigger portals have adopted the same model for Estate Agents that advertise with them. We all want a return for our investment so we think that paying for qualified leads for property listings is the way forward.
